Vaillant F27 Fault Code: False Flame Signal & Safe Checks

A Vaillant F.27 fault code means the boiler has detected a flame signal when no flame should be present. It is a safety lockout, not simply flame failure during operation. Note the display and arrange a Gas Safe engineer; do not open the casing or repeatedly reset the appliance.

What does F 27 Vaillant mean?

The display may be written F.27, F27 or described in a search as f 27 vaillant. The important information is the exact code on the appliance and its model. Vaillant describes this fault as a flame signal when the burner should not be firing. The boiler’s controls cannot rely on the reported burner state, so they stop normal operation. Loss of heating or hot water can follow, but those symptoms do not define the code.

Do not assume that a flame is definitely burning because this message appears. A false electrical signal can be involved, while a gas valve not shutting correctly is another possible cause that must be checked. Only appropriate tests can distinguish them. The lockout is a protective response, not proof that the underlying fault is harmless or that another reset will repair it. Follow the manual for the exact appliance, not a reset instruction intended for another Vaillant model.

    F.27 is different from F.28 and F.29

F.28 relates to unsuccessful ignition: the boiler has not established the expected flame signal when starting. F.29 concerns flame loss during operation followed by unsuccessful reignition. Those codes are often discussed alongside gas-supply interruptions or a frozen condensate pipe. F.27 instead concerns an unexpected flame signal when there should be none. Mixing these meanings can send a homeowner towards irrelevant checks and delay an important safety diagnosis.

If you initially read the display as F.27 but it actually shows F.28 or F.29, tell the engineer the corrected code. A photograph of the visible display is useful. Do not choose a code from the symptom alone: all three can leave a home without heating. Our existing F.28 guide explains failed ignition separately, while this page keeps the false-flame-signal fault and the limits of safe homeowner action distinct.

Flame detection, ionisation electrode and electrical faults

The flame-detection system uses an ionisation signal to help the controls recognise burner operation. An electrode, its lead, insulation, connections or the associated electronics can be involved in an incorrect signal. Moisture or an electrical fault may also interfere with the flame-sensing circuit. These are possibilities to investigate, not a parts list to order without testing; the same displayed code can have more than one underlying cause.

An engineer needs to check the appliance under its manufacturer’s procedures, including whether the detected signal matches the actual operating state. Do not clean or reposition the electrode, disconnect leads, spray cleaner inside the boiler or remove the front cover. A visually accessible code is useful information for a repair visit, but it is not a diagnosis of a failed sensor. Replacing an electrode without checking related wiring and controls could leave the real problem unresolved.

Gas valve and boiler control faults need professional testing

A gas valve that does not close correctly is a serious possible cause of an unexpected flame indication. The control electronics may also misinterpret a signal. A suitably qualified Gas Safe registered engineer must investigate gas shutoff, flame detection and the control circuit as applicable to the model. Nothing on this page authorises adjusting a gas valve, testing live wiring or changing installer parameters.

Do not try to make the boiler run by bypassing a safety device, holding a reset control or repeatedly switching power off and on. Leave the appliance out of use if the fault persists and explain that it is an F.27 false-flame lockout when arranging attendance. A boiler that briefly works after a reset still needs assessment if the code returns. The correct repair depends on the test results and must be followed by the relevant safety and operating checks.

Where condensate blockage, flue and airflow fit

A frozen or blocked condensate pipe can cause ignition or flame-loss problems, and Vaillant discusses it particularly in connection with F.28 and F.29. It should not be described as the standard explanation or homeowner fix for F.27. An engineer may assess the wider combustion and drainage conditions where the symptoms or fault history justify it, but thawing a pipe is not a substitute for investigating an unexpected flame signal.

Likewise, do not clear, dismantle or modify a boiler flue or air-intake connection. Report anything visibly damaged from a safe position without climbing or reaching into it. If the displayed fault is F.27, keep that information central when you call. If another code is present, use the manufacturer’s advice for that code. A general list of boiler problems cannot establish that condensate, airflow or a flue defect caused this particular lockout.

Safe homeowner checks and reset procedure

Read the full code on the external display and write down the model from information accessible without removing covers. Note whether the fault appeared during heating, hot-water use or when the boiler seemed idle, and whether another code preceded it. Check only ordinary user controls and consult the user manual. You do not need to open the boiler to gather these details or to arrange a repair.

There is no universal button sequence or hold time for every Vaillant boiler. For an F.27 fault, contact an engineer rather than treating repeated resetting as a fix. Only attempt a user reset if the exact appliance manual or the manufacturer explicitly directs it for your circumstances and there are no gas, carbon monoxide or other danger signs. If it returns, stop. Do not use repeated power cycling to work around the lockout, and do not reset merely to test whether a safety problem has disappeared.

When to stop immediately and seek urgent help

Stop using the appliance if you smell gas, hear unusual ignition bangs, notice soot or scorching, suspect fumes or have a carbon monoxide alarm sounding. For a suspected gas leak, leave the property and call the National Gas Emergency Service on 0800 111 999 from a safe place. Avoid flames and do not operate electrical switches. If anyone is unwell or there is an immediate medical emergency, seek emergency help; do not stay inside to continue fault-finding.

Without those warning signs, an F.27 lockout still needs professional assessment before normal use resumes. Tell the booking team if the household has no heating or hot water and whether vulnerable occupants are affected. Do not use a gas cooker, barbecue or other unsuitable appliance to heat a room. Safe temporary arrangements are separate from repairing the boiler and should not involve bypassing its controls.

What to expect from a Gas Safe repair visit

Provide your postcode, boiler model, displayed F.27 code and any previous repair history. The engineer can assess the flame-detection circuit, valve operation and controls using the procedures for the appliance. Ask to have the diagnosis and proposed work explained before approving parts. Gas Safe registration should be checked along with the engineer’s qualification for the work: a registration badge alone is not a substitute for the relevant competence.

Our linked Surrey and Guildford pages publish domestic labour at £120+VAT for the first hour, then £60+VAT per half hour, with a minimum one-hour charge. These are evidenced local service rates, not an all-inclusive Vaillant F27 repair price or a promise that every fault is fixed within an hour. Confirm the price for your address and visit time; parts, additional labour and any follow-up are agreed separately. Use the existing boiler repair and Gas Safe pages to discuss attendance.

    Frequently asked questions

What does Vaillant fault code F27 mean?

F.27 means an unexpected or false flame signal: the boiler detects a flame signal when none should be present. It locks out for safety and needs a suitably qualified Gas Safe engineer to investigate.

Is F27 Vaillant flame failure during operation?

No. F.29 concerns flame loss during operation with unsuccessful reignition. F.28 concerns failed ignition. F.27 is a flame signal when the burner should not be firing.

Can I reset a Vaillant F.27 fault myself?

Do not repeatedly reset it. Follow only the exact appliance manual or manufacturer’s specific direction, and never reset when there are gas or carbon monoxide warning signs. If the code persists or returns, leave it out of use and arrange an engineer.

Does a frozen condensate pipe cause F27?

Vaillant associates frozen condensate particularly with F.28 and F.29. It is not the defining meaning or standard homeowner fix for F.27. An engineer must investigate the unexpected flame signal rather than assume thawing will solve it.

Could the ionisation electrode or gas valve cause F27?

Flame-detection components, wiring, moisture, control electronics or a gas valve not closing correctly are possible causes. They need model-specific professional tests; the code alone does not identify which part has failed.

How much does a Vaillant F27 repair cost?

There is no fixed F27 repair price on this page. Our Surrey and Guildford domestic labour rates are £120+VAT for the first hour, then £60+VAT per half hour, with a one-hour minimum. Confirm location-specific terms; parts and further work are separate.
