What the CP12 inspection covers
The engineer tests every gas appliance in the property against the Gas Safety (Installation and Use) Regulations 1998. That means a tightness test on the gas installation, a check of the standing and working pressure, an inspection of every appliance for correct operation and safe combustion, a flue flow and spillage test, and confirmation that permanent ventilation is present and unobstructed. Anything that fails is recorded as At Risk or Immediately Dangerous, and we explain the remedial work in plain English before we leave.
