Condensate pump replacement and repair

Condensate is mildly acidic, so the pump chamber slowly builds a sludge that jams the float and coats the impeller. The symptoms are a pump that buzzes without pumping, a pump that runs constantly, water in the tray or on the floor, or a boiler locking out on a condensate fault because the overflow switch has operated. Where the pump is serviceable we strip and clean the chamber, free or replace the float switch and re-test it under load. Where the motor or body has failed we replace the unit the same visit.

Boiler condensate pump faults and lockouts

Most modern condensing boilers will lock out rather than flood a room when the condensate cannot get away. Before condemning the pump we check the whole route: the trap in the boiler, the pipe run to the pump, the pump itself and the discharge to the waste. A blocked trap or a sagging pipe holding water will produce exactly the same lockout as a dead pump, and replacing the pump in that case fixes nothing. We prove the full run before we recommend parts.

Discharge pipework and frozen condensate

Condensate pumps discharge through small-bore pipe that must rise steadily and then fall to the waste, with no dips to hold water and no long external runs in undersized pipe. Where a run has been taken outside, cold weather freezes it and the boiler locks out on the first hard frost. We re-route or re-size the discharge, insulate and upsize any external section, and where possible terminate internally into a suitable waste so the problem does not recur every winter.

Air conditioning and commercial condensate pumps

Split air conditioning units, ceiling cassettes and commercial cooling plant all produce condensate, usually removed by a small tank or mini pump above a ceiling where a leak shows up as a stained tile. We service and replace these pumps, clean the trays and drain lines that feed them, and fit overflow safety switches that shut the unit down instead of letting water into the ceiling.
